  1. Send your enquiry – Complete our quick booking form with your preferred dates and details.

  2. We’ll confirm availability – Charlotte will check your chosen dates and reply promptly (usually within 24 hours).

  3. Secure your booking – Secure your booking – Once confirmed, we’ll hold your dates for 24 hours while you arrange your deposit (25% of your stay, or full payment for 1‑night bookings).

  4. Balance & Security Deposit – The remaining balance is due 14 days before arrival. A £50 refundable security deposit is due 7 days before your stay (waived for returning guests).

  5. Look forward to your stay – Enjoy contactless check‑in from 3pm, or a personal welcome from Robert if you prefer.

🔄 If Your Plans Change

We understand that plans don’t always go as expected. If you need to amend or cancel your booking:

  • More than 14 days before arrival – Your deposit is normally non‑refundable. However, if we are able to re‑let your original dates, we’ll refund your deposit in full.

  • Within 14 days of arrival – Your deposit is non‑refundable, but we’ll do our best to re‑let the dates. If successful, we’ll refund your balance.

  • Security deposit – Always refunded in full within 48 hours of departure, provided there’s no damage or extra cleaning required.

For extra peace of mind, we recommend travel insurance — it’s a small step that can make all the difference if plans have to change.
