🌿 How to Book

  1. Send your enquiry Complete our quick booking form with your preferred dates and details.
  2. We’ll confirm availability Charlotte will check your chosen dates and reply promptly, usually within 24 hours.
  3. Secure your booking Once confirmed, we’ll hold your dates for 24 hours while you arrange your deposit.
    The booking deposit is 25 percent of your stay (or full payment for one‑night bookings).
    If the lead guest is aged 18 to 20, an additional £100 refundable security deposit and valid photo ID will also be required before we can confirm the booking.
  4. Balance and security deposit The remaining balance is due 14 days before arrival.
    For lead guests aged 21 and over, a £50 refundable security deposit is due 7 days before your stay (waived for returning guests).

    For lead guests aged 18 to 20, the £100 refundable security deposit is taken at the time of booking instead.
  5. Security deposit returns – Your refundable security deposit is returned promptly following a quick post‑checkout inspection by our cleaner. This is usually completed within 48 hours of your departure. If anything needs attention, we’ll always get in touch within that timeframe to discuss it with you first.
  6. Look forward to your stay – Enjoy contactless check‑in from 3pm, or a personal welcome from Robert if you prefer.

🔄 If Your Plans Change

We understand that plans don’t always go as expected. If you need to amend or cancel your booking this is our cancelation policy:

  • More than 14 days before arrival – Your 25% booking deposit is normally non‑refundable. However, if we are able to re‑let your original dates, we’ll refund your deposit in full.
  • Within 14 days of arrival – Your 25% booking deposit is non‑refundable, but we’ll always do our best to re‑let the dates. If we’re successful, we’ll refund 75% of your remaining balance (the part due 14 days before arrival), as late‑notice bookings are often taken at a lower rate.
  • Security deposits – Always refunded in full if your stay is cancelled.

We know that sometimes life takes an unexpected turn, and we’ll always do our best to help but for extra peace of mind, we recommend travel insurance — it’s a small step that can make all the difference if plans have to change.
